FOUNDATIONS

Foundation Damage

If one or more concrete surfaces are observed to be cracked and/or out-of-level in one or more areas, this implies that some movement and/or settlement has occurred, which is typical of most properties. It is recommended that these areas be further evaluated and if needed, repaired accordingly.  

HVAC REFRIGERANT LINES

HVAC Condenser Lines

If your refrigerant lines have damaged or deteriorated insulation, we recommend immediate repair. This condition can reduce the efficiency of the unit. We recommend using black foam-like insulation on the lines that can be found at your local hardware store. 

PROPER DRAINAGE

Gutter drainage

It's important that all homes have proper drainage. Why? Well, proper drainage helps prevent water from standing and/or ponding next to the foundation. In circumstances where water is left standing for long periods of time, it can cause soil erosion or even foundation settlement. Corrective measures may be needed if the water stands within 10-feet of the foundation perimeter for more than 24-hours. The grade away from foundation walls should fall a minimum of 6 inches within the first 10 feet.
